Property prices in Bulgaria rose in 2025

REMAX Europe’s latest Housing Insider Report, which examines the performance of Europe’s residential housing markets, found that apartment prices grew faster than house prices in most markets across the continent.

Bulgaria reflected this trend, however. Listing prices for Bulgarian apartments rose by15%, while house prices rose by 9%.

Sofia recorded the highest asking price for apartments in Bulgaria, with prices averaging 2400 Euro per sqm - 65% higher than the national average of 1450 Euro per sqm.

Prices in Sofia grew 15% in 2025 – a faster price growth than the national average, underlining its continued appeal to buyers despite wider affordability pressures.

Higher demand for apartments was evident in the time they spent on the market – down 25% on last year, with an average of 29 days listed.

Emil R. Vassilev, Regional Director at REMAX Bulgaria, said:

"Across Europe, 2025 was defined by the tension between improving borrowing conditions and continued affordability pressure, as buyers returned more confidently to the market but remained focused on value, property type and location. After the sharp interest rate hikes of 2023–2024, 2025 became the first year in which stabilized rates began feeding into European mortgage markets, helping to restore confidence. However, the persistently low level of new home construction continued to add pressure, keeping both prices and demand elevated."

Michael Polzler, CEO at REMAX Europe, said: “Across Europe, 2025 has been defined by how markets are adjusting rather than accelerating. While improved financing conditions supported activity in some countries, affordability constraints and limited supply continued to shape what buyers were willing, and able, to purchase.

We are seeing clear differences between markets, with some cities maintaining strong price growth, while others are stabilizing as buyers become more selective. What unites them is a shift in behavior, with demand focusing on smaller, well-located and energy-efficient homes.

As we look ahead, the direction of travel will depend not just on interest rates, but on how effectively supply challenges are addressed across Europe.”
